The former owner of the “Friends” building in the West Village just earned a 79% profit on his investment. Jeff Sutton’s Wharton Properties sold the famous site at 90 Bedford St. for $32.7 million, according to city records.
The legendary sitcom used the 90 Bedford site as the exterior of “Friends” characters’ Rachel, Monica, Joey and Chandler’s apartment building.
The Real Deal broke news of the off-market deal brokered by Baseline Real Estate Advisors’ Michael Sherman earlier this month, but the foreign buyer remained unclear — until today.
Given the unassuming building’s financial success and pop culture popularity, it’s no wonder JP Real Estate Group Limited wanted in. The new owner is a Japanese investment entity, according to reports, with jurisdiction in the Cayman Islands.
Sutton, who paid $18.25 million for the building in February 2024, extensively renovated most of its 21 apartments, the outlet reported, all of which are fully leased. Sutton’s efforts earned him quite the pay day.
The über-popular building’s most recent vacancy, a two-bedroom, left the market in late November at $6,500, according to StreetEasy.
