This contemporary estate in the tony town of Manalapan, Florida—currently under construction—comes with a staggering price tag and the sort of celebrity neighbors who may make the property worth it.

The $75 million new build is being developed and sold by Pascal Nicolai of Sabal Development, with Togu Design taking the lead on architecture. Dubbed “Villa Tropezina,” the home takes cues from St. Tropez’s tropical lifestyle, which is fitting of the location: The three-story manse faces the Atlantic Ocean on one side and the Intracoastal on the other. As for those high-profile neighbors, Larry Ellison owns a 22-acre spread that sits just south of Villa Tropezina. The Oracle cofounder shelled out a whopping $173 million for the estate, known as “Gemini,” back in 2022.

While not as massive as Gemini, the fresh build still has plenty of space. Spanning more than 1.3 acres and almost 16,000 square feet of living area, the abode includes six bedrooms and 7.3 bathrooms. The upper-level primary suite is a stunner, with double doors opening to the glass-enclosed bedroom, which has a floating studio bed and a chic morning bar for convenient coffee and tea. The ample bathroom sports a double vanity and a free-standing soaking tub, while there are two separate closets for couples or a single fashionista. A covered terrace with views of the Intracoastal rounds out the offerings.
